Buying in Spain, step by step

General information to help you plan. It is not legal or tax advice.

  1. View

Plan viewings of the homes on your shortlist. Seeing several in one trip saves time and makes comparing easier.

  2. Get an NIE

Foreign buyers need an NIE, the Spanish identification number for foreigners. You can apply at a Spanish consulate or at the police foreign office in Spain.

  3. Agree and reserve

Once you agree on a price, a private purchase contract with a deposit usually follows. Have it checked by an independent lawyer.

  4. Sign at the notary

The sale is completed with the deed (escritura) at a notary and then recorded in the Land Registry.

Questions buyers ask

Short answers to common questions. This is general information, not legal or tax advice.

Can I buy a home on Tenerife if I do not live in Spain?

Yes. Non-residents can buy property in Spain. You need an NIE, the Spanish identification number for foreigners, and in practice a Spanish bank account to pay taxes and utility bills.

Which costs come on top of the asking price?

Expect purchase tax (transfer tax for resale homes, IGIC for new builds in the Canary Islands), notary and land registry fees, and usually a lawyer. The total depends on the home and the price, so ask for an estimate for the property you have in mind.

How does a reservation work?

After you agree on a price, you usually sign a private purchase contract and pay a deposit. The home then comes off the market until the deed is signed at the notary. Have the contract checked by an independent lawyer before you sign.

Can I arrange viewings from abroad?

Yes. Send an enquiry from the page of a home, tick that you would like to plan a viewing and give the dates of your trip. The office replies personally to plan the viewings.

Should I look in the north or the south?

The south is drier and sunnier, with most of the beaches, resorts and golf courses. The north is greener and milder, with historic towns and a more Spanish daily life. Many buyers visit both before they decide; the area pages describe each place.

How up to date are the listings?

Every listing shows its current status: available, reserved or sold. When the office changes a home, the website is updated with it.
